The NYC Zoning Resolution has Use Groups to categorize buildings based on their use. NYC Zoning Use Group 10 consists of Large Retail Commercial uses such as Department Stores.

Certificate Of Occupancy for Use Group 10
Use Groups are listed on the Certificate Of Occupancy for a building. Use Group 10 has three categories. A Certificate Of Occupancy or CO for Use Group 10 would identify the use of spaces as:
Use Group 10A Retail and Services
- Flooring Stores (No Limit on Square Footage)
- Clothes Stores (No Limit on Square Footage)
- Department Stores
- Office Records Storage Depositories
- Docks and Ferries (No Limit on Passenger Count)
- Fabric Stores / Dry Goods (No Limit on Square Footage)
- Eating and Drinking Establishments in Hotels
- Furniture Stores (No Limit on Square Footage)
- Office Equipment sales or rental
- Photo or Film Production Studios
- Radio or Television Studios
- Household Appliance Stores (No Limit on Square Footage)
- Variety Stores (No Limit on Square Footage)
Use Group 10B
Use Group 10B consists of Wholesalers with storage for samples only.
Use Group 10C
Use Group 10C is for Accessory Uses

Commercial Zoning Districts
You can develop Use Group 10 in certain commercial districts in NYC:
- C4 General Commercial
- C5 Restricted Central Commercial
- C6 General Central Commercial
- C8 General Service

Manufacturing Zones allow for Use Group 10 commercial uses
