Apartment Renovation NYC
This is an NYC apartment renovation of a 2 bedroom apartment of approximately 1,600 square feet with a balcony. The renovation included complete kitchen and bathroom renovations including partially opening up a closed kitchen and expanding 1 of the bathrooms. There was major electrical and lighting work installing 54 new LED lights as well as replacing the original insufficient lighting. All finishes, floors, doors were replaced. New heating and air conditioning installed as well as custom wood and stone covers for the heating and air conditioning equipment.
Manhattan Apartment Renovation NYC
This is a 2 bedroom apartment we renovated in NYC. Located on West 70th st and West End Ave on the Upper West Side of Manhattan at 315 West 70th st. The Apartment is approximately 1,600 square feet and underwent a complete gut renovation. The owners of the Co-Op apartment are a professional couple who were very involved in the design and construction process. We worked closely with the owners and contractor in every detail of the apartment design.
NYC Apartment Renovation Details:
The kitchen has custom maple shaker door cabinets and quartz countertops. The cooktop has a retractable recirculating exhaust built in to the countertop. The backslash is continuous slab of quartz matching the countertops as well as the side panels of the cabinets. This has a more monolithic uniform look than a typical tile backsplash (its also very easy to clean in case of splashing).
There are 2 bathrooms. The master has a large 2 person shower with rainheads and the second bathroom has a new large tub. Both are equipped with towel warmers. The switch plates are mirrored and there are frameless shower doors with tight fitting gaskets to prevent water leakage.
Electrical & LED Lighting:
We added over 50 new recessed lights in the apartment without increasing the electrical load at all by using all high efficiency LED lights and of course energy star appliances. The bulbs for the lights are Philips Hue which allow for dimming & brightness control as well as change in color through a phone app. The apartment intercom as well is controlled through a phone app.
On all the windows and the balcony door we installed automatic blinds that are controlled by a simple panel the size of a light switch. The bedrooms have 2 sets of blinds, one for typical use and a second blackout set of blinds. The entire house can be controlled from the master bedroom. So a parent wanting their children to wake up can actually open their blinds from bed. You can also close the living room blinds before leaving the bedroom.
Heating and Air conditioning:
New Ptac units were installed to replace the original units. These are a 1 piece packaged unit for heat and AC that are through the wall units.
This apartment renovation was in a Co-Op and of course required approval from the Co-Op board and building management company. Condos also require aproval from the management company but condos can have a little less beaurocracy and fewer rules.
